Whether you're buying, selling, or dealing with an insurance requirement, our Bethany, IL inspectors document exactly what's really going on.
We use calibrated moisture meters and thermal imaging to detect trapped water behind panels that a visual check alone would miss.
Thermal scans can reveal insulation gaps and moisture patterns invisible to the naked eye.
Equipment is calibrated regularly, since a poorly calibrated moisture meter gives false readings either direction.
Inspectors are trained specifically on siding-related moisture and structural issues, not general home inspection basics.
Reports are backed by professional liability coverage appropriate for inspection work.
Real estate transactions often have tight deadlines — we prioritize scheduling around closing dates.
Insurance-requested inspections get scheduled quickly to avoid claim or renewal delays.
Every inspection includes a clear, written report with photos, not just a verbal walkthrough summary.
Pricing is flat-rate regardless of what we find, so there's no incentive to inflate findings.
Different situations call for different depths of inspection — here's what we offer.
Before you buy, we check for hidden moisture, rot, and installation defects that a general home inspection might miss. Findings are prioritized by urgency so you know what needs attention now versus later.
We identify the likely source of moisture intrusion, not just confirm that it exists. Multiple readings are taken per suspect area, since a single reading can be misleading if the meter contacts an unusual spot.
Infrared imaging reveals temperature differences that often indicate hidden moisture or insulation gaps behind siding. Scans are done at a time of day with enough temperature differential to read clearly, not just whenever convenient.
We provide the documentation format insurance companies typically require for claims or policy renewals. Reports include photo-referenced findings keyed to specific elevations for easy adjuster or underwriter review.
A clean inspection report can also be a selling point during negotiations. We can provide a redacted summary version if you'd rather not share every technical detail with buyers.
Reports are formatted to support an insurance claim if damage is found. A follow-up re-inspection is offered at reduced cost if repairs are made and you want documentation of the fix.
Call +1-844-782-0929 and let us know the reason for the inspection — purchase, sale, insurance, or storm damage.
The full walk typically takes under two hours depending on home size.
If repair or replacement is needed, we can provide a separate estimate for that work.
You receive a written report with photos and findings, typically within a day or two of the visit.
Pre-purchase inspection found moisture behind a wall the seller's disclosure never mentioned — saved us from a bad surprise.
Got the insurance-formatted report exactly when we needed it for a policy renewal deadline.
Post-storm inspection found hairline hail cracking our own eyes completely missed.
Report was detailed enough that our contractor knew exactly where to focus the repair.
